Zoom in out on aerial 3d view restrictions

I like to use the 3D aerial view but it doesn't always centre in the right place (for me) and it refuses to zoom in past a certain point (i.e. top edge of building). A couple of times in the past week I have tricked it somehow into giving me a free non restrictions zoom which allowed me to zoom in / out (even into building) and around which was great, but I can't get this to work again. What am I doing wrong
